• The eight acres that had been developed featured a 35-year-old industrial plant with environmental concerns and subsurface contamination.

• Presented several design compromises to neighbors, which helped to foster a trusting relationship between developer and community.
  
  
• Gained neighbors’ support of modified design of the new facility and settled the zoning appeal.
  
  
• Implemented a Pennsylvania Act 2 Consent Order, resolving the contamination issues and neighborhood concerns, and ensuring the construction schedule would not be affected.
  
  
• Improved traffic patterns and neighborhood safety by re-routing an entrance road into the neighborhood, fulfilling a Borough objective.
